Counted floor area = site × FAR; net unit area = counted floor area × efficiency; whole-unit scenario = floor(net unit area ÷ average unit area).
Entered fixed decimals remain exact through rational arithmetic. Planar distance outputs that require square roots use bounded numerical evaluation. Values round only for display, and unsupported or undefined states return an explicit message.

Worked example
A 5,000 site at FAR 1.8, 80% efficiency, and 90 average unit area gives 7,200 net unit area and 80 whole units.
Counted floor area = site × FAR; net unit area = counted floor area × efficiency; whole-unit scenario = floor(net unit area ÷ average unit area).
