Calculation method

Renting cost is the annual rent-payment series. Ownership net cash cost = down payment + purchase costs + mortgage payments + other ownership costs − net sale position after selling costs and remaining mortgage. Other monthly ownership costs remain constant throughout the horizon. A negative sale position means additional cash would be needed at sale.

The engine retains calculation precision and rejects invalid or numerically unreliable schedules.

Worked example

Scenario example

For a 120,000 property bought in cash with no transaction or ownership costs, no value change, and 1,000 monthly rent for one year, modeled rent payments total 12,000 while the ownership net cash cost is zero after a 120,000 sale.

This is an undiscounted cash-cost scenario, not a recommendation. The renter side includes rent payments only; renter insurance, deposits, renter-only fees and utilities are excluded. The ownership side excludes taxes on gains, tax deductions, investment returns on cash-flow differences, financing fees, moving costs, renovations, and sale timing risk unless represented in an entered cost.
