It keeps the property value, balance, cash amounts, rate convention, payment timing, and comparison horizon visible so the result can be checked against an actual quote, statement, budget, or contract.

Use the result with its assumptions
A 60,000 down payment on a 300,000 property is 20%, leaving 240,000 or 80% to finance.
The calculator does not prescribe a minimum down payment, reserve, mortgage-insurance rule, or suitable cash allocation.

Calculation method
Calculation method
Down-payment percentage = down payment ÷ property price × 100%; financed share is the complementary percentage.
The calculation retains full floating-point precision internally and rounds only for display. Amortization advances one payment period at a time so principal, interest, extra payments, and the final payment remain explicit.
