What happens each period

As the balance falls, the modeled interest amount usually falls too. More of the unchanged payment can then reduce principal.
Why schedules may differ
Real contracts can use different day-count rules, payment dates, rounding, fees, rate resets, holidays, or capitalization rules. A monthly model will not exactly reproduce a lender using daily accrual or irregular periods.
The final payment may also differ slightly because contractual rounding accumulates over the schedule.
